Roof Inspection Starts Every Job
East Bay Roofers inspects before we quote. We walk the rooftop, get into the attic where there is access, and photograph what the last storm left behind.
A leak on the ceiling rarely starts above it. Water seeps at a chimney, wicks along a rafter, and shows up eight feet away near a light fixture.
- Sag in the roofline usually means a rafter or ridge beam has been wet long enough to soften, not that the shingles are tired.
- Granule loss in the gutter is the clearest early signal, since asphalt shingles shed their mineral surface before they fail.
- Rot at the fascia and soffit spreads into the eave and the rake when a gutter has overflowed for a season or two.
- Blisters, cracks, and alligatoring on flat roofing point to UV degradation and moisture trapped under the membrane.
- Delamination at the valley, or a torn pipe boot, is the kind of failure a five-minute patch will not fix.
- An aging roof with two layers already in place tells us a recover is off the table.
What We Measure Instead of Guessing
We check roof pitch, deck condition, moisture content, and flashing condition by hand. The write-up says what is failing, what is fine, and what can wait a year.
On a roof we can safely reach, that is a ladder and a safety harness. Steep pitch, a mansard, or a gambrel profile means scaffold and a roofing square to check the field course.
Crews carry a pry bar, roofing shovel, nail gun, and air compressor on the truck, and a dumpster is staged before the first shingle moves.

Roof Repair: Mend the Cause, Not the Symptom
A roofing company is judged by what it leaves under the shingles. A repair makes sense when damage is isolated: we tear off the failed area, replace the underlayment, and reset the field course above it.
Sealant over a wet substrate buys you one winter. We would rather reseal properly, hand-seal the flashing bead, and show you the fasteners we pulled.
Sometimes we can restore a roof with coating and flashing work. Other times the honest answer is to refit the assembly rather than fix the same leak twice.
Roof Replacement: Shingle, Tile, Slate, and Metal Roofing
Roof replacement happens at end-of-life wear, when patches come back every spring, or when decking rot has spread past a couple of sheets. A new roof installation is a system, not a truckload of shingles.
- Architectural shingle and three-tab shingle are the workhorses on Concord tract homes and small commercial buildings.
- Wood shake and cedar shake suit older Willow Pass and Downtown Concord houses, though they need a wider nailing pattern and more ventilation.
- Clay tile and concrete tile last decades, which means the underlayment beneath them is the part that fails first.
- Standing-seam panel and corrugated panel metal roofing handle fire season wind better than anything else we put on a steep roof.
- Slate stays original on the historic homes near Todos Santos Plaza, and reslate work needs batten and counterbatten rather than decking alone.
We have not stopped renovating older roofs in Meadow Homes or Concord Hills, but we will tell you when a repair is the better spend.
The Parts You Never See
Synthetic underlayment and roofing felt both work, and neither is optional. Tar paper goes under a repair patch; a full roof gets a self-adhered ice-and-water shield at the eaves and valleys.
We do not see steam ice or serious ice damming the way the Sierra does, but winter storms still drive water sideways under a bad starter course, and drip edge at the eave and rake keeps it moving.
Staggered courses and a proper starter course do more for a roof system than any upgrade you can buy. Ring-shank nails go in at the manufacturer's pattern, because overdriven fasteners void a warranty.
A sag running the length of the ridge can mean a failing truss or joist, not a roofing problem. Purlins, an overhang pulling away, or a loose anchor all get flagged before we sell shingles.
We also fit snow guards where a north-facing canopy or awning traps water against the wall, and we treat waterproofing and weatherproofing as separate details instead of one caulk bead.

Flat Roofing, Commercial Roofing, and Roof Coating
Flat roofing on a Concord storefront or a low-slope carport is a different trade. Ponding water finds every low spot, and a membrane usually fails at the parapet or the scupper before the field.
- TPO and PVC membrane are heat-welded at the seams, which holds up on commercial roofing with foot traffic and rooftop equipment.
- EPDM goes down with adhesive and seam tape, and it forgives a roof that moves through the seasons.
- Built-up roof and modified bitumen are systems we still repair, often with torch work or a cold-process overlay where open flame is not safe.
- Roof coating extends a sound membrane: we check wet film thickness and dry film thickness, then apply with a roller or airless sprayer.
- Scuppers, coping, drains, and flashing beads get detailed first, because coating over a bad detail is money spent on nothing.
- Base sheets are fastened with plates and screws into the deck before the membrane goes on, since a screw that backs out becomes a puncture.
The choice usually comes down to recover or overlay versus full tear-off. If the insulation below is wet, an overlay just traps the moisture and the leak comes back.
UV erodes a coating and spalls the surface of an old cap sheet. A roof that has begun to settle at the ridge is telling you the framing moved, not the membrane.
Hot Summers, Fire Season Winds, and Winter Downpours
Concord roofs live through hot, dry summers, fire season wind, and winter rain that arrives in heavy bursts. That cycle peels and cracks sealant faster than steady weather does.
Big temperature swings work on every substrate. Nails back out, caulk flakes, and shingles that were face-nailed rather than back-nailed lift at the rake.
Exposure changes from Lime Ridge to Concord Hills. Ridge-top houses near Mount Diablo take more wind uplift, and homes under the trees around the Walnut Creek Staging Area deal with debris and moss.
The hip and the ridge take the most wind, so that is where we look first after a blow. The same is true at Downtown Concord storefronts, where a canopy or awning catches gusts.
Green Roofing, Energy Efficiency, and Roof Maintenance
